A void programme only works if the dates hold. We commit to the completion date at the point of instruction and resource the job to hit it rather than spreading labour across too many sites.
If the property reveals something the survey could not see, you get a written variation with cost and time impact before we proceed, not a surprise on the final invoice.
Every void completes with a pack: electrical certification, gas safety where applicable, fire safety and detection records, as-built notes on anything altered, and before and after photography of every room.
That pack is what protects you at licensing renewal, at insurance claim stage and in any deposit dispute, so it is produced as part of the job rather than chased afterwards.
A standard void refurbishment completes in one to three weeks depending on scope. A cosmetic turnaround of decoration, flooring and clean is usually under a week, a unit needing a bathroom or kitchen replacement runs two to three, and a full strip and re-service is a four to six week programme.
Is there a minimum scope you will take on?

No minimum applies for portfolio and agency clients. We will take single-room and single-trade instructions where there is an ongoing relationship, because the value for both sides is in the pipeline rather than any individual job.
How does invoicing work across multiple properties?

Each property is quoted and invoiced as its own fixed scope, and agency clients can consolidate those onto a single monthly statement. Payment terms are agreed at the start of the relationship rather than negotiated job by job.
