Short-term let operators

Fit-out and refurbishment for serviced accommodation operators

Licence-ready fit-out built for turnover: durable specification, fast fixed programmes and finishes that photograph well and survive back-to-back bookings.

Licence-ready fit-out

Edinburgh's short-term let licensing regime sets clear conditions on safety, and a fit-out that ignores them is a fit-out you pay for twice. We build to the licence schedule from the start.

That covers interlinked detection, carbon monoxide alarms, electrical and gas certification, safe glazing and guarding, clear escape routes, and the record keeping that supports the application.

  • Interlinked smoke, heat and carbon monoxide detection
  • Electrical installation condition reporting and remedial works
  • Fire safety detailing and escape route clearance
  • Safe glazing, guarding and access checks
  • Certification pack prepared for licence submission

Durable specification choices

Short-let interiors take five years of domestic wear in one. The specification has to be replaceable in parts rather than renewable as a whole, which is why we lean on LVT flooring and panelled wet areas.

Individual LVT planks can be lifted and swapped after damage, panelled showers have no grout to discolour between guests, and hard-wearing paint systems let a room be touched up in an afternoon.

Turnaround between seasons

Refurbishment for an operating short let is a scheduling problem as much as a building one. We programme works into your quiet weeks, agree a hard finish date, and resource the job to hit it.

Where a property runs continuously, we phase room by room so the unit can keep trading at reduced capacity rather than closing entirely.

Frequently asked questions

How quickly can a serviced apartment be refurbished?

A cosmetic refresh of decoration, flooring and soft finishes takes three to five days, and a full fit-out including a kitchen and bathroom runs two to four weeks. We set the completion date at instruction so you can close bookings for a defined window rather than an open-ended one.

Do you handle short-term let licence requirements?

We deliver and evidence the physical works a licence depends on, including detection, electrical certification, fire safety detailing and safe glazing. The application itself remains yours to submit, and we supply the certification pack it needs.

What finishes hold up best in short lets?

Glue-down LVT flooring, panelled wet areas, scrubbable eggshell or satin wall finishes and solid-surface worktops hold up best. They share one property: local damage can be repaired or replaced in isolation without redoing the whole room.
